The Linhay, Bolham Water is set to a marvellous backdrop of English countryside in one of the finest landscapes in Britain known as the Blackdown Hills, an area of Outstanding Natural Beauty. Offering all the modern comforts of home. A fabulous cottage, welcoming and furnished to a high standard with everything you would need for a memorable holiday. This delightful cottage has a well equipped kitchen/diner which leads through to a comfortable and inviting lounge with a wood burner and unlimited logs and fuel to make for a cosy retreat in the country.
'Optional extra, put up on demand only' a Miami Lay-Z-hot tub can be provided at the extra cost of £35 for short breaks and £55 for a week stay, two week stay £70. This must be booked and paid in advance. Please note that this is not suitable for children under 8 years of age. The Spa fits 2-4 persons.
Linhay enjoys a stunning 'tucked away' location in the heart of the Blackdown Hills. Idyllic, unspoilt and enjoying tremendous privacy and seclusion with an enclosed garden and field extending to 6 acres. The area is perfect for dog lovers and the property allows the freedom to roam in the owners field immediatley adjacent. The location offers miles of footpaths and bridleways and has a feel of adventure and exploration with the addition of two pubs easily reached by foot. For the keen hiker and dog lover there is Wellington Monument and Beacon to be reached, a very enjoyable 6 mile round trip. In addition there is a small castle and amenities at Hemyock village and the owner is delighted to supply local eggs from her small holding nearby and happy to let any guests' children visit the sheep, wallabies, ducks and pigs. There are centuries of history to discover from Iron Age hillforts to World War Two sites and famous Landmarks in between. If peace and quiet, along with stunning landscapes and a little star gazing is the holiday you desire, the Linhay will deliver a great experience.
Entrance hallway leads to the comfy living room with leather sofa, armchair, Flat-screen 40inch TV, DVD, woodburner and Sky watcher telescope. Views of the surrounding countryside. The well equipped Kitchen diner is fitted with table and chairs, new kitchen units, Smeg double oven, gas hob, fridge freezer, washing machine, tumble dryer, microwave and dishwasher. Stairs to Bedroom 1 with King sized bed and flat screen TV/DVD. Bedroom 2 with two 3ft single beds and flat screen TV/DVD . Family bathroom with shower over bath, hand basin, WC and heated towel rail.
A patio and garden is securely fenced for dogs and children to play. There is wooden outdoor seating and dining tables on two areas of the garden. Four sunbeds with small table, BBQ charcoal, fresh herbs in plant pots around the garden. Stunning south facing views across the Blackdown Hills.
Private parking for 2 cars on the gravel driveway with additional parking to the rear of the property with also outside eclectic socket for charging of electric cars/bikes or any other leisure item.

- WiFi: There is a limit of 15GB per week stay (20GB from 1st April) and then a charge will be made per GB unit used. This can be paid for at the end of your stay. The owner will let you know if you are over the usage prior to the end of your stay. Please note that live streaming of standard non HD video uses approximately 1GB per hour.
- Local Facilities: Hemyock village is 2 miles drive with post office/shop, Spar Shop, doctors surgery and vet practice. Pub: 2 miles. Good establishments include The Half Moon Inn, York Inn and Sidmouth Arms. Beaches: Sidmouth 18 miles, Beer and Branscombe 20 miles or 30 minutes drive; Supermarkets of Waitrose and Asda 7 miles of at Wellington.

Dog friendly and great attention to detail
Just returned from the most peaceful holiday. The position of the cottage is outstanding, surrounded by beautiful scenery. Susie the owner of The Linhay had gone to the up most care and thought of everything for our stay. Even down to the dog with dog towels and blankets. If relaxation is what you need then don't hesitate to book. Will definitely be going back next year.. Home from home.

In our many years of using self catering accommodation the Linhay was by far the best we have ever stayed in. I can't really explain what is was ( e.g.. surroundings, decor etc), but whatever it was it was perfect.

We had a great time in the cottage despite the weather. It was equipped really well. Great location for walks. We loved the welcome hamper with Easter egg, treats for the dog and fresh eggs to name a few of its contents. Had a couple of great meals at the Half moon pub in clayhidon. Easy reach of Wellington to stock up in Asda and Waitrose. Track to the cottage a bit rough but with our winter tyres on Ford C-Max managed fine by going very slowly. Great selection of DVDs to watch in front of the lovely log burner. Hosts paid great attention to detail.
We had a great week, everything provided for and more. Very cosy cottage, lovely welcome hamper and all the little extras (tea, coffee, sugar and milk were a great touch. Would highly recommend.
Wonderful peaceful location with beautiful views across the Bolham valley. Cosy accommodation with warming log fire. Super walks from front door which the dogs loved. Great to revisit the location of childhood holidays, the valley is virtually unchanged. The family enjoyed meeting the animals on the owners farm. All needs catered for, Many Thanks.
This has got to be the BEST holiday cottage we have ever stayed in and we’ve been in a fair few. Why? Location, view, cleanliness and the owner, Susie has thought of EVERYTHING. I have never seen such a well equipped cottage and then some. I am so impressed by everything about this place. It literally can’t be faulted and we will definitely be back. Puppy loved it too! If you are looking for beauty, tranquility, character and quality, this is for you!
Fabulous cottage in a beautiful location
Lovely area nice views
We had such a fabulous stay in this cottage. The views over the rolling hillsides are splendid and it is so quiet! We didn't see anyone except the farmer a couple of times. Susie was a brilliant host and left a lovely welcome basket (inc. milk, cheese, eggs, and much more). She and her husband even helped us when our van got stuck in a ditch... they were there in 10 mins! The cottage felt like home from home, was clean, comfy, and had lots of books, DVDs and boardgames to keep us entertained. Our dog loved it as well and it was so nice to have a fully secure area for her so we didn't have to worry. If you are looking for somewhere to completely relax and unwind without the interruption of traffic or people, this is a must. And for a day out, we adored the Donkey Sanctuary near Sidmouth (free and dog-friendly with a great cafe) and then a saunter around the pretty seaside town of Sidmouth with its amazing coastline (about 40 - 50 mins from cottage). We cannot recommend this place enough and we were sad to leave.
We had an amazing stay. As soon has we entered the property there was a welcome basket with cheese, apple, grapes,butter, milk, wine, crisps, biscuits, crackers, jam and a bowl of free range eggs which were so delicious. Also condiments, spices, tea coffee , sugar and many extras. So clean, we felt comfortable and at home immediately. Amazing views and so quiet. Had the best nights sleep i have had in a long time. We enjoyed the time there so much, we did not want to leave. By accident, i had left my laptop and realised on our journey home. Informed Susie and she went out of her way to kindly to package it well and send it back to me which i very much appreciate, Thank you. Susie and Carl have put so much time , care and effort to make your holiday special, so if your hesitating whether to book , i would say, go ahead as you will not be disappointed. We had a wonderful stay and the cottage was one of the best we've ever stayed in and we've been renting cottages for 25 years! The directions from the A303 need expanding as our satnav took us through someone's farmyard! You also need to stress it is in the middle of a field accessed by a very rough farm track.

The satnav postcode is accurate but the travel directions are also necessary to locate the property due to its fabulous, secluded location. The farmyard you drove through is 2 miles from the Linhay and is not a farmyard but in fact a public road by a farm. We are always looking for ways of improving our service to guests and we will review the travel directions.
