The Linhay, a superb new detached cottage offering very high quality holiday accommodation in an Area of Outstanding Natural Beauty, is just a short drive from the coast and has been thoughtfully designed, all on one floor, to offer everything you could wish for in a comfortable and relaxing holiday property. Situated in a quiet location away from main roads, a mile or so from the attractive market town of Ottery St Mary, and only about 10 minutes drive from the pretty seaside town of Sidmouth, this attractive property is nestled on a sheltered hillside in the grounds of the welcoming owners' home, and has outstanding views across the Otter Valley and far beyond. All-day sunshine and beautiful sunsets can also be enjoyed from the private west-facing patio and garden. As well as two spacious en suite bedrooms (one of which can be made-up as either a super-king size room or a twin room), the cottage includes a bright and airy open plan living area with a wood burner and benefits from stunning views across the Otter Valley with French windows opening on to a spacious private patio with steps down to the garden. The surrounding area is a haven for walkers and cyclists with a network of local footpaths and bridleways inviting guests to explore the local woods and fields. Outstanding features of this property are the wonderful, peaceful setting and the open aspect with fabulous far-reaching views.
This is the perfect location from which to explore the Jurassic coast, the lovely seaside town of Lyme Regis is about twenty-five minutes drive away. For those wishing to explore a little further afield Dartmoor, Exmoor and the beautiful countryside of West Dorset are all within easy driving distance. Guests with very young children should be aware that there is an accessible, uncovered pond in the neighbouring owners' garden.

Detached cottage on one floor. Ground floor: Open-plan living area with 2 comfortable sofas, TV (with Freeview) and DVD, wood burner, dining area, open plan fitted kitchen with electric oven and gas hob, fridge with icebox (additional freezer space available on request), microwave, dishwasher and washing machine. Bedroom 1 with 5ft king size bed and en suite shower room with a shower cubicle and W.C. Bedroom 2 with 3ft twin beds (or super-king size bed - request when booking if required) and en suite bathroom with a bath, shower over bath and W.C.
Patio area with barbecue and furniture (a few steps down to) garden with lawn. Dogs should be accompanied when in the garden.
Off-road, covered parking for two cars.
- Included: Bed linen, towels (please bring own beach towels), WiFi, first basket of logs and central heating. Travel cot and high chair available on request at time of booking. If you would like the second bedroom to be made up with a super-king size bed please request when booking.

James and Jenny very welcoming and the views from the property are wonderful. Would recommend the Hare and Hounds pub, 5 minutes up the hill - Dukes in Sidmouth also excellent and for an experience The River Exe Cafe is really special.
We enjoyed the cottage very much, comfortable and well equipped. Thankfully it was also very warm and cosy during the cold snap at the end of March. Definitely one of the best cottages we have stayed in.
Everything was perfect, very high standard best place we have stayed in all the years we have been self-catering. The owners were very welcoming and helpful, a home-made cake on arrival and apple juice and milk in the fridge. We would love to stay there again.

We had a lovely stay. Very friendly owners just next door. A very peaceful cottage with wonderful views from the patio and from all windows. Lots of places on the coast and inland very easy to access from this cottage.
My sister & I took our elderly parents away for some recuperation after illness. The cottage could not have been more relaxing. It is in a wonderful location & was so peaceful. We all enjoyed our week very much. James & Jenny ( & Banter the dog) were lovely hosts. So friendly & helpful. We thoroughly enjoyed our time in Devon.
Yes we had a lovely stay at the house. It has a great location, was very clean and had very comfortable beds. It felt very light and airy. The rooms were a good size. Everything worked! It was a very nice property. The owners added a nice touch by providing cake, a local Devon apple drink and tea, coffee and milk when we arrived. They were friendly and helpful. It was great to have the choice of a shower or a bath.

Fantastic location with the most stunning sunset, wonderful cottage and owners were lovely.
This is a small clean cottage with two excellent bedrooms and ensuite. It is best described as dog tolerant rather than dog friendly - the garden is not secure, neither is the field behind it as sheep can enter at will. The beds were very comfortable and the linen and towels of good quality. Our hosts were very friendly and went out of their way to be helpful.
Linhay was a lovely cottage with stunning views. The owners couldn't have been more helpful and a good farm shop at the end of the road was a real bonus. Highly recommend this property.
The accommodation was great - very clean and modern, well laid out, unbelieveable views from the terrace, peaceful garden, well located near Ottery St. Mary and all routes in and around Devon/Dorset. Friendly owners who made the effort to chat to us, but also 'knew' to leave us to get on with the holiday....but we knew 'were there' if we needed assistance. The fact that they lived next door had no negative impact on the holiday at all - we weren't really overlooked. The 'touch' of leaving us a home-made lemon cake, milk and apple juice was just lovely and made us feel welcome. Thanks for a great stay!
Linhay is in a beaufitful setting with amazing views. We received a warm welcome. Linhay had everything we needed. We would definitely recommend it and would go back again.
