Ashridge Farm Barn, set in an idyllic rural location upon a 200 acre working organic farm approximately 12 miles north west of Exeter, is a beautifully converted single level property perfect for those seeking a relaxing location whilst offering a central base for touring both North and South Devon. Offering spectacular views over a pocket of Devon’s most stunning countryside towards Dartmoor it will be difficult for both families and couples to leave the large garden and patio. Whilst the layout of the barn is slightly unusual with all the bedrooms and large open plan living room being entered off a long open but covered veranda spanning the length of the building, the accommodation has been sympathetically furnished and is light, bright and spacious with all the bedrooms boasting en suite facilities and lovely oak floors. The owners have conscientiously focused on the barn’s eco green credentials and it was converted using natural materials such as sheep’s wool insulation and the underfloor heating and hot water are provided by an award winning wood pellet burning system.
Ashridge Farm is surrounded by rolling Devon countryside, ancient woods and quiet country lanes where sounds of nature and the birds or perhaps a tractor working in the fields or an occasional car are the only sounds to enjoy. The farm and local area offer wonderful walks along marked trails and well signed local footpaths to several good local village pubs. For those who can tear themselves away from the peace and quiet, the farm is centrally located with Dartmoor and Exmoor being popular for walking, riding and cycling. Beach lovers will enjoy Westward Ho!, Woolacombe and Saunton on the north coast or Sidmouth, Exmouth and Dawlish on the south coast, all offering long stretches of sand and ideal for surfing or bathing. The nearby town of Crediton is lively and has a good range of shops and an indoor pool. The cathedral city of Exeter is a just a short drive and has an abundance of attractions, boutiques and places of interest.

Covered level veranda with doors opening into the following rooms: Large open plan living area furnished with two sofas, occasional chairs, dining table, bookcase, TV and DVD. Archway into far end of room with large feature window with stunning views towards Dartmoor. Door from living area into kitchen with built in electric hob, electric double oven, microwave, dishwasher and fridge. Bedroom 1 with 5ft king size bed, 3ft bunk beds and en suite bathroom with bath with shower over, heated towel rail, wash basin and WC. Bedroom 2 with 4ft 6inch double bed, 3ft single bed and en suite wet room with open shower with seat, heated towel rail, wash basin and WC. Bedroom 3 with 4ft 6inch double bed with en suite shower room with large shower cubicle, heated towel rail, wash basin and WC. This en suite can also be accessed via the living area. All bedrooms are furnished with a wardrobe, dressing table, TV and hospitality tray with kettle.
A guest freezer is located in the owner’s garage and a laundry service can be provided with arrangement.
Large private grassed lawn to the front and side of the barn which is divided from the owner’s garden by mature shrubs. A garden table, chairs and barbecue are provided – perfect for al fresco dining whilst enjoying the views towards Dartmoor!

Local Facilities: Kennerleigh village shop and post office 1 mile. Two pubs and village shop in Sandford 2.5 miles. Black Dog village pub 2.5 miles. Supermarkets, leisure centre with swimming pool and wider selection of facilities in Crediton 4.5 miles. Exeter 12 miles. Dartmoor, Exmoor, North and South Devon coastline all within 60 minutes drive.
We very much enjoyed our stay and the owners were very friendly and helpful. Fresh eggs and a lovely home-made sponge cake had been left for us on arrival. It was lovely to sit outside in the evenings and not hear any traffic noise at all and there was no light pollution, so the stars were just amazing to look at. A nice large, safe, garden for the children to play in. The only disadvantage was that it was further from the sea than we are used to on our Summer holiday, but we did know that before we booked. If it was there, we did not see it, but an information book might be helpful for future guests (i.e nearest doctor, hospital, supermarkets, beach, pubs). Not everyone uses the internet.

MUM IS 94, AND I AM SEVERELY PARTIALLY SIGHTED, SO IT WAS IMPERATIVE THAT WE COULD FIND ACCOMMODATION THAT WOULD SUIT BOTH OF OUR NEEDS - (SORRY FOR SHOUTY WRITING BY THE WAY, IT'S THE ONLY WAY I CAN COMMUNICATE THESE DAYS DUE TO POOR SIGHT). I CAN HONESTLY SAY THAT ANY OTHER CUSTOMERS WHO MAY HAVE "SPECIAL NEEDS" SUCH AS A WET ROOM, OR NEED TO HAVE EVERYTHING ON ONE LEVEL FOR WHEELCHAIR USAGE OR INDEED CUSTOMERS WHO ARE BLIND, THIS IS THE PLACE. THE OWNERS WERE ABSOLUTELY WONDERFUL. WE HAD SUCH A RELAXING TIME, WITH EVERYTHING THERE FOR OUR CONVENIENCE. WE WERE EVEN ABLE TO HAVE A TESCO FOOD DELIVERY RIGHT TO OUR DOOR. WE WOULD NOT HESITATE TO RECOMMEND THIS PROPERTY, AND INDEED SPECIAL THANKS GO TO TOAD HALL COTTAGES, VERY IMPRESSIVE SERVICE.
