Berry's Barn is a stunning conversion which has transformed a former cider press farm building into very stylish holiday accommodation.  Lovingly refurbished by the owners of this working farm to provide a high quality, spacious property in a truly, rural setting.  Located on the outskirts of the pretty village of Colyton, in an Area of Outstanding Natural Beauty and only a short drive from the magnificent Jurassic coast of East Devon and West Dorset.  This attractive stone cottage has been sympathetically restored, retaining much of the character of the original building. The recent conversion means the barn benefits from the added comforts of  pristine new bathrooms as well as a stunning modern fitted kitchen, outdoor patios with seating and a games room.  Environmentally-friendly under floor heating make this a great choice for out-of-season breaks too.   The history of the property has been cleverly captured by retaining artefacts set into the rafters to display the original farm machinery that was used to drive the cider making process in the last century.

The ancient village of Colyton was established in Saxon times.  The picturesque Axe River and estuary is also very nearby amidst the unspoilt countryside. The area is a haven for walkers and the famous South West Coast Path lies close by with spectacular views across Lyme Bay. The local villages are fortunate to have a good choice of public houses, offering a selection of locally sourced produce and local beers. The Axe Estuary Wetlands, a well-managed wildlife reserve is a very short drive away where a large number of birds congregate to feed on the mud flats and salt marshes and these can be viewed at close quarters from one of many hides strategically located along the reserve.

Split level design on the ground floor.

Large open-plan kitchen diner with underfloor heating and 55 inch Flatscreen TV on the wall. Impressive fully fitted new kitchen equipped with two built in NEFF cookers, induction hob, tall larder fridge, seperate freezer, microwave and dishwasher.  Island unit with bar stools and integral wine cooler.

Utility room with washing machine and tumble dryer.

French doors from the dining area open onto a private terrace at the front of the property and similarly to a courtyard and games room to the rear of the cottage.

Lounge:  Split level lounge, with steps leading down from dining area to large living room with multiple two seater sofas and accompanying chairs, coffee table and 55 inch Flat screen TV with Netflix Subscription.

Ground floor Bedroom 1 with 5ft King size bed and en suite Wet room and WC.

 First floor:

Bedroom 2 with 5ft King size bed.

Bedroom 3 with twin 3ft single beds.

Family bathroom with shower over bath and WC.

Bedroom 4 with 4ft 6 inch double bed and seperate shower room and WC. - separate access from the kitche/utility room.

Private terrace area with furniture at the front of the property.  Courtyard at the rear of the property with accompanying garden furniture and sole use of the games barn with table tennis, full size pool table and comfortable seating and games compendium (items may vary in the photo).  Patios entirely enclosed.  Fishing rights for a 600m stretch of the River Coly.

The Medieval market town of Colyton is situated just 3 miles from the stunning Jurassic Coast at Seaton. There is a seasonal tramway that links Colyton to Seaton, running alongside the beautiful River Axe wetlands, which is home to an abundance of wildlife, providing visitors with an enjoyable ride and easy access to the natural wonders of the World Heritage coastline.

Colyton’s winding lanes, historical buildings, and bustling market place boast a wide variety of independent shops, cafés, bars and restaurants, making the town a great location for shopping and eating out. Surrounded by an Area of Outstanding Natural Beauty, Colyton is the perfect setting out point for walking, cycling and exploring picturesque East Devon and neighbouring Dorset by car too.

As a gateway to the Jurassic Coast, nearby Seaton is a great spot for water sports, fishing, and many other traditional seaside activities, including viewing the magnificent coastline from the cliffs on the ever-popular South West Coast Path

Slightly further afield, but still within a short drive of Colyton, you’ll find the Cathedral City of Exeter, the Georgian resort of Sidmouth, the quaint fishing village of Beer, and the lively seaside town of Lyme Regis. This traditional seaside resort is a great spot to try your luck at fossil hunting, enjoy the beach, stroll along the famous Cobb, or treat yourself to a meal at one of the many bars, cafés and restaurants that line the seafront promenade.

A holiday cottage in Colyton provides an excellent base from which to enjoy the coastal and rural charms of East Devon and neighbouring Dorset.

We had a delicious cream tea here!! The tea shop is lovely, very dog friendly, with very polite staff and serves wonderful cakes etc. And all at a very good price!! Perfect!!

September 2017

Spotless tablecloths and traditional china and silverware. The menu offers very good food (the Roast Rhubarb Crumble and Clotted Cream is incredible). We visited several times and noted that the establishment is very popular with the locals and, with other tea rooms in the village, it's popularity says much for the quality.

November 2021

Lovely pub, great food.

September 2021

I had two meals on consecutive evenings. The first was absolutely delicious, stuffed chicken with a lovely mushroom sauce. On the basis of that meal, on he second night I decided to treat myself with a fillet steak for £28. Utter disappointment, steak wasn't trimmed neatly, very tough, miserly amount of veg, with a little pot of peas - I'm sure they were tinned!

September 2021

Amazing pub! Highly recommend.

Lovely pub. Friendly staff. Great food. Perhaps more vegan choice. Great for dogs.

June 2021

We had a lovely meal there on our final day of our recent holiday in Colyton (11th June). More veggie options would be good, and possibly more healthy options for the children's meals - everything with chips, but what we had tasted great and that's what matters. The staff were really friendly and also helpful in giving us approximate timings for the arrival of the food as we had a diabetic 4 year old with us who needs her insulin 10 minutes before eating.

June 2021

We ate at this pub three times during our stay in Colyton and was extremely impressed every time. The food was fantastic with fresh fish options available daily and the staff were all very helpful and accommodating. They kept a good selection of ales too if that is your choice of drink. I hope to visit this pub again in the near future!

If I lived in Colyton I'd be in this warm and cosy pub all the time! The food is reasonably priced and excellent quality. Good selection of beers.

August 2017

A friendly environment with efficient staff. The food was overpriced and not noteworthy. We regret to say that ribeye was bland, lacking depth of flavour, as did the fish. Clean and presentable, but unfortunately not worth the money. We would be most reluctant to go there again.

August 2017

Great atmosphere.good food.always busy

August 2017

Very friendly staff and we had a lovely pub lunch. Our dog was welcomed too.

Shute Barton
(3 miles)

Only open to the public four times a year, Shute Barton is a magnificent medieval house and National Trust property with royal ancestry.  You can discover the great kitchen containing what is believed to be the largest fireplace in England and take a look at the attic room with its medieval roof structure.  The house itself has no facilities or refreshments, but tea, cake and toilets are located at the nearby church during open weekends.  It’s a charming place to visit for a wander around, daydreaming about its past.  As we say, entry is a bit of a golden ticket as it’s only open on rare occasions, so for more information keep an eye on the website.

Members in out party visited and said how lovely these gardens were. Unfortunately we ran out of days to visit but definitely on our list for next time.

August 2023

What a wonderful garden! Got there just as it was opening and a lovely welcome from ticket lady. Had opportunity to talk to owner. What a lovely man; he gave us a little history of the gardens before we walked the grounds.. We spent a couple of hours here and it was well worth the time. Not a great deal of flowers and most things are left to "do their thing" so to speak, but that did not detract from our enjoyment. Some lovely views, especially from the "ha-ha" stone.

Seaton Marshes Nature Reserve
(3 miles)

(11)

One of three local nature reserves including Colyford Common and Black Hole Marsh, the Seaton Marshes can be reached with a short walk from the Harbour Road car park, providing views of the estuary and its mud flats as well as the creeks and adjacent flood plain.  It’s an impressive sight at any time of the year with flocks of wigeon, teal, shelduck and curlew as well as other native and migratory species.  A beautiful location to really enjoy the peace, quiet and natural habitat, in the Summer Kingfishers are often seen fishing from a perch directly in front of the hide, and a bird table provides close-up views of birds that you wouldn’t find in your garden.  There’s even a pond dipping platform at Borrow Pit, it features built in benches from which to enjoy the beautiful views and special adjustments to allow larger groups to pond dip together.

Excellent well worth a visit. Lots of birds to see.

September 2023

Absolutely great place to visit. Beautiful walls around the nature reserve and some amazing hides to sit in. We were very lucky to see the Kestrel in her nest with the eggs! Lovely information hut over drinks and snacks with very knowledgable volunteers who shared so much information about the site and birds that could be seen.

June 2023

Visited x3 during my week in Seaton. Gorgeous reserve with good hides and opportunities to see a variety of birds. Easily accessed from Seaton on foot, by car or via the tramway.

Have been on the tram on previous visits, but only this year discovered that on certain days a birdwatching tram is organised - well worth booking.

March 2024

This is a “must” if in the Seaton area. Such an enjoyable ride on the tram and as we purchased the Explorer ticket for the day, we were able to ride Colyton to Seaton (many times!) Not able to explore the wetlands as we had our dog with us, but we still were able to enjoy the views. Each of the tram drivers were so friendly and informative giving history of the trams and local attractions on route.

September 2023

A must when visiting Seaton. Really enjoyed our tram ride. Recommend getting off at Colton and walking into the village.

September 2023

I didn't personally go but family in our group did and really enjoyed their trip. They had a lovely cream tea at the cafe in the station at Colyton.

August 2023

Fabulous day out!! Buy an explorer ticket as this enables you to get on and off at different locations throughout the day. Refreshments at Colyton Tram stop are delicious, can recommend the cream tea, omelettes and the Tram Drivers Breakfast. A truly memorable day out, the tram drivers make the day special too!!

June 2023

What a lovely attraction! Used this a few times during our stay to access the wetlands, explore local villages and do a lovely river walk from Colyton to Colyford. Goes through beautiful scenery. Friendly staff. Highly recommended.

June 2023

Short distance from the property. Visited the wildlife photographic exhibition which was very good. Travelled to Colyton and back on the tramway which made for a very interesting day. Had lunch at the tramway station in Colyton. Good facilities at each end of the journey. Very professional and interesting staff providing historical information.

May 2023

It's great that this tramway - running every 20 minutes - extends right to Colyton (and only about ½ mile from this bungalow), offering a different way of getting to the seafront at Seaton avoiding the roads, with the opportunity to stop off at Colyford and/or the bird hide(s) overlooking the estuary. The drivers were all very knowledgeable and willing to tell us all about the history of the line and its tram cars.

May 2023

Great fun as always

March 2023

Good fun riding up and down on the trams. Scenery changes each time, with differing tidal levels

March 2023

Lovely outing with the family.

August 2022

If you have kids, or are a kid at heart, then a ride on the tram is a must. It was like taking a step back in time with superb views across the wetlands / nature reserve.

July 2022

A great trip out. The driver/conductors make it fun. Its a lovely run out past the river estuary bird life sanctuary and you need to keep a look out for the more shy and interesting species. There was plenty of room on top and a great view. Have a plan as to what to do at the other end, most seemed to stay by the station but we walked into the town (they don't like you calling it a village?). There were a few eateries but not much else, but some interesting old buildings. Traveling on the trams is an experience and was good fun. It is not a commercialised franchise but a well fun family attraction, and we enjoyed the day on the trams.

June 2022

Well worth the trip but more expensive than quoted on here.

June 2022

A lovely trip on the Seaton Tram with spectacular views across the river and wonderful bird and wildlife watching. The staff were most helpful and it was a great fun for all ages.

April 2022

Always great fun, volunteers are excellent and informative.

March 2022

All the family enjoyed this and we would really recommend it. Lovely to be out in the fresh air seeing the countryside and wildlife on the nature reserves

October 2021

October 2021

Nice trip, had a lovely lunch at Colyton station.

September 2021

We thoroughly enjoyed our trip, social distancing was observed

July 2021

Interesting tour. Very slow to get a high volume of people through with a lot of waiting around that seemed very un necessary.

July 2021

lovely experience,we even did the return trip twice.

July 2021

Brilliant.A very tranquill experience of more peaceful times.

June 2021

We visited here last year, and have had the privilege to do so again this year. An excellent experience, with complete dedication and first class customer service by those who run in - made my 3 year old grandson's holiday!

June 2021

Enjoyable for all ages (and dogs!)

October 2020

Great day. The driver on our journey to Seaton made the day !

October 2020

We all loved the tram - ages 2 years to 80 years. Such a lovely attraction, really well run, efficiently managed and great covid measures in place.

October 2020

Lovely friendly staff and Good fun!! Nice for rainy day

August 2020

Absolutely brilliant! Thank you for such an engaging and well-organised trip.

August 2020

This was a very enjoyable experience and was very well managed with regard to ensuring masks were worn and with regard to social distancing ... well done to all the staff.

August 2020

We had a lovely relaxing trip to Colyton and back. Colyton is a pretty town with a small heritage centre, an impressive church, some nice pubs and a few small shops worth having a look round. Book the tram at least 24 hours in advance online and get £1 reduction per ticket.

August 2019

Brilliant! We had a lovely day out on the tramway, our children really enjoyed looking out for all the different trams and ticking them off.

September 2018

Lovely little tram still going strong after many years! We took our boys when they were little & this time we took our 5 year old grandson. Great fun & we all enjoyed it.

August 2018

Good fun for all ages takes you back to a bygone age. Colyton station was really good suited the attraction, not so Seaton station far to modern in design to suite the wonderful trams.

July 2018

Told by 10 year old grandson "you must do the tramway" and we did. Great fun helped by good weather. Saw plenty of birdlife on wetlands. We parked at Colyton [no fee] and did return journey. Getting upstairs not easy, but try if you can. Drivers most amusing.

June 2018

Very good value. It would be helpful if walking connections could be made easier to/from Colyford Common and Seaton Wetlands to provide additional flexibility for tram passengers to vary their route.

June 2018

As the Seaton end of the line was being revamped we had to get a shuttle bus to a further stop. The stop was not manned and a large group pushed to the front which meant some people who had been queuing for a while could not get on. Also meant at the tram end some people did not get on the next tram as they got their tickets first. The ride itself was enjoyable and the scenery lovely.

June 2018

Nice day out, unfortunately still building the new building in Seaton so only goes as far as the shed's at the moment (May 2018) and if you time it wrong (lunch) theres no coach to take you in to Seaton! Friendly staff and fun ride, Colyton station is nice.

May 2018

A brilliant attraction, great fun, and the most amusing drivers - an absolute must for the whole family!

Seaton Beach
(4 miles)

(7)

Seaton Beach is a mile long shingle beach overlooking Lyme Bay in one of the most beautiful and unspoilt parts of East Devon.  The gently sloping pebbles make this an ideal place to take a dip or try your hand at windsurfing, kayaking or stand up paddle boarding with equipment easily hired on site.

An esplanade links Seaton town at one end of the beach and the popular Seaton Beach Café at the other. The South West Coast Path runs alongside the beach and a walk to the nearby picturesque village of Beer is a real treat. Dogs are welcome all year.

Lovely walk along the seafront and excellent cafe at the end of it. Dog friendly and excellent food.

April 2024

In our view one of the most picturesque sea sides in Britain. Not too much commercialism. A good walk up Jacobs Ladder, the gardens are great for the horticulturalists. The beach is a mix of shingle and sand. There is plenty of beach to wander up and down, and you can get away from crowded areas which are more to the town.

June 2022

Nice seaside resort, lovely walk along seafront with the dog & very tasty lunch at the Coast cafe bar, very friendly staff & lovely food. We travelled to Seaton on the tram, very pleasant journey & we spent nice afternoon at Seaton.

October 2020

Stunning views, clear blue sea and an amazing beach side cafe!

August 2020

Very nice

July 2018

Lovely and clean,

July 2018

Nice place for a seaside stroll, we were a bit disappointed that bikes aren't allowed on the paths and that there are dog restrictions. Pebbly beach so no good for sand castles but we had a nice few hours and lunch and ice cream from one of the nearby cafes.

October 2017

Beer Beach
(4 miles)

(11)

A small pebble beach in East Devon, Beer Beach is in a picturesque fishing village that hugs the shoreline.  Parking is a little distance away from the beach itself, which is accessed via a sloping road and steps at the east end.  There’s one large car park that’s around five minutes away on foot, and another smaller one in the centre of the town.  As the beach is such an integral part of the town itself, there are cafes and shops close by, simply by dint of its location.  There are toilets above the beach, so it’s got all the makings of a charming day out for the family in the summer, or somewhere to stroll and have a cup of tea if it’s a bit cooler.  There aren’t any organized activities on the beach, so if you’re bringing the kids then keep that in mind.  Dogs are not allowed on the West part of the beach from 1st May to 30th September.

Lovely, clean beach. Quiet but with great catering facilities. Fantastic

September 2021

We walked here from Seaton . Beer is a very pretty place worth a visit

July 2021

Beautiful!! Nice quiet with a well kept beach, plenty of places to eat and drink and relax!!

July 2021

A lovely place to spend the day. Good cafes right on the beach, plenty of other places to eat in town and great views.

June 2019

Idyllic

July 2018

Absolutely lovely so clean and tidy. Food and drink catered for very well three beach cafes. Fishing trips, hire of boats self drive if you wish, what more could you wish for.

July 2018

Lovely beach at any time but especially lively on festival day. We appreciated the walkways over the pebbles.

June 2018

Beer is a very pretty village!, and the beach is an absolute joy

September 2017

Visited one evening. A beautiful beach. You can walk to Seaton on the coast path, if you feel energetic and don't mind a lot of steps. Well worth it due to the stunning views.

Branscombe Beach
(5 miles)

(13)

Nestled into a valley that reaches down to the sea, Branscombe Beach is tucked away on the Jurassic Coast, and is linked to a timeless, magical village of the same name. Surrounded by woodland and farmland, the area is peppered with thatched houses, a working forge and a restored windmill. It’s a National Trust location, with a number of charming walks and trails to follow, one of which leads to the Old Bakery tearooms. The beach itself was a long pebble beach until the winter of 2022 when storms rearranged the pebbles and is now a long sandy beach. It has a large car park close by where there are toilets available, as well as a picnic area. The beach is a haven for walking, relaxing and adventurous rock-poolers. If you want to catch your supper it’s a wonderful place to fish for mackerel and pollock, although the Beach Shanty Cafe on Branscombe Beach provides excellent local food.

Lovely place for a dog walk along the beach. Such a pity that the sea is eroding the cliffs around here.

April 2024

Attractive beach, good energetic coast path walking.

October 2023

Beautiful Beach with stunning walks in both directions on coastal path. Sea shanty cafe modernised since our last visit. Lovely cream teas!

July 2023

The beach was within walking distance of where we were staying. Excellent for dogs and the sea shanty sells dog icecream

June 2023

Beach clean and has pebbles rather than a sandy beach. Fabulous food found at the Sea Shanty Cafe with sea view and stunning views of the Jurassic coast line.

August 2022

gorgeous beach - we canoed and swam a lot

September 2021

Lovely beach

September 2021

Clean pebble beach. Good facilities cafe shop and toilets. Nice and quiet when we went in july. Lovely walks nearby

July 2021

One of the few beaches we found that had some sand on it, although it also had lots of stones too of course, and dogs were welcome. The option to sit on a grass area next to the beach was a bonus too. I had a swim in the sea whilst there which was lovely.

June 2021

Lovely area but the only place you could get a coffee etc was the Sea Shanty and it was closed half term week!!!!! As the Sea Shanty and the Old Bakery were closed all week for me it let Branscombe down.

February 2020

We loved walking to beach fro Branscombe. If you follow the signs and walk on the road to the beach its quite hilly so take the footpath from behind the cottages opposite the Masons Arms, its a nice flat walk to the beach, easy to follow.

January 2020

Superb beach and surroundings. Tricky drive to get there but well worth it.

June 2018

A pretty place down narrow lanes - the village is a must for keen photographers too - loved it!

Monmouth Beach, Lyme Regis
(7 miles)

(7)

Named after the Duke of Monmouth who landed here in 1685 in an attempt to take the crown from King James II, Monmouth Beach is a large pebble and sand beach that stretches over a kilometer southwest from the Cobb wall.  There are beach huts, a bowling green, the Lyme Regis Power Boat Club and paid car parks close by.  Meanwhile, for those wishing to have their own exploratory adventures, you can find a layer of limestone called the ammonite graveyard at Monmouth Beach, containing a large number of (you guessed it) ammonites.  There are numerous walks close by and dogs are allowed on the beach all year round.  There is lifeguard cover in the summer, and all the town’s cafés, restaurants and amenities are within easy reach.

A very lovely beach if you like stones! But great when the tide is right out and you can fossil hunting.

October 2023

My dog Luna and I really enjoy walking and playing ball along the beach keeping eyes down to see if we can find a fossil!!! very clean and looked after Love it!!!

June 2022

Stunning, quiet and picture perfect ideal place to relax and paint ?

November 2021

Stayed here in The Little Sea House right on the beach. Amazing sunrises. Beautiful and peaceful but tricky to walk on in places.

October 2021

We had a lovely holiday staying in the little sea house. Perfect location on the beach. Was very warm & cosy inside. Was generally clean on arrival but think it could do a intensive deep clean occasionally to clean racks /hard to reach places ( plug holes) but this did not effect our stay ( I’m just bit OCD with cleaning) I would recommend this to anyone wanting a relaxing tranquil break. Also the out hours staff from toadhall cottages were very helpful. Would book again

Just beautiful

September 2020

Great for fossil hunting and dog friendly!

Cobb Gate Beach, Lyme Regis
(7 miles)

(8)

This pretty harbour town dates back to the 14th century, and is sheltered by a curving harbour wall, The Cobb, as its known contains a small sandy beach made famous in the opening shot of the film The French Lieutenant’s Woman.  You reach the beach between the RNLI station and the slipway, and there is lifeguard cover in the summer months.  Activities nearby include fishing, sailing, snorkeling, kayaking, swimming, surfing and water skiing, while facilities close to the beach include cafes and restaurants and toilets.  There are lots of walks in the area including guided tours of the famous fossil bearing cliffs.  There is paid parking nearby, Axminster train station is five minutes away as the crow flies and buses are available to the town centre.  Dogs are allowed on the beach from 1st November to 30th March as long as they’re on the lead, but they are not permitted in the summer months.

Love the stroll along the Cobb beach and area so clean plenty of places to eat and drink. The locals are so warm and welcoming, can’t beat Lyme regis

November 2021

Perfect sandy beach for everyone. Loved the Marine Parade with food and drink and ice creams.

October 2021

excellent, safe beach

September 2021

Always raked and cleaned. Pretty safe, excellent lifeguards. Restaurants and cafes need to be open later. Toilets very clean but not enough of them so long queues. Watch out for seagulls stealing food from your hands!

August 2021

Lovely harbour and great places to grab a bite to eat. But it is extremely busy. Every inch of the small patch of sand by the cobb was taken up but beach shelters, feet deck chairs etc. If your kids are not fussed about sand avoid the area if you want quite and relaxing. The other side of the cobb is quite and so are the toilets (which are clean)

August 2021

We walked here from Seaton along the muddy coastal path and Lyme Regis is lovely . We took a boat out from the cob .

July 2021

The cob was lovely to walk on and all you needed was near by

September 2020

Lovely to see this in sunshine for the first time in several visits. Worth going early to see it uncrowded.

January 2024

This was our third family vacation at the property and it was excellent. The Christmas decorations really added to the festive feeling. We will be back.

January 2024

Fantastic stay, really lovely property in a beautiful location. Would thoroughly recommend.

September 2023

Very enjoyable stay

September 2023

Children really enjoyed the fact it was a working farm and the games room was well used. Fantastic kitchen and dining area all well equipped. Layout of the bedrooms worked well for us giving our daughter some quiet and privacy and enabling our son, daughter-in law and grandkids to have a floor to themselves.

August 2023

Berry Barn was a great place to stay. Very clean and comfortable and so quiet, perfect for a great nights sleep. The games room was a great addition and kept boys (young and old) entertained for ages! The kitchen was fab as were the beds and communal areas. The walk along the river into Colyton was lovely especially as we ended up at the Kingfisher pub! A car is a must for exploring the area from Berry Barn. We loved our stay - thank you x

July 2023

Lovely place. We all had a great time.

April 2023

We had a lovely time. The games room is a big plus. The comfort of the barn was good too. Again, we left a personal message for the owner to say that the numerical display on the microwave wasn't working properly and therefore another form of timer had to be used whilst the microwave was in use.

April 2023

Would definitely recommend for a family holiday

August 2022

Beautiful place would definitely return and recommend. The owners have thought of everything. Attention to detail.

July 2022

Yes had the best week

July 2022

Lovely barn conversion, especially the kitchen / dining area which was bright and spacious. The games barn was great fun but would be nice to have the items removed due to covid returned.

July 2022

The addition of the BBQ and large umbrella outside, as well as the mobile fans per room were very useful, especially with the very hot weather. We thoroughly enjoyed our family vacation at Berry's Barn and will be coming back again soon.

June 2022

Yes we enjoyed the week comfortable surroundings, plenty of space for everyone and peace and quiet at night

March 2022

Berry's Barn is absolutely beautiful, the most lovely stay we could have asked for. Paula was an absolute life saver when we got there as I needed help with something and she was the most helpful, kind host I could ask for, thank you so much. Everything was to the highest standard, I didn't want to leave! We will definitely be returning in the summer! Thank you!

November 2021

Roads are very very narrow with very few passing points. Enjoyed our stay but wouldn't return due to narrow roads and continual need to use the cars.

Thank you for the high score rating for Berry's Barn. This fabulous property is only a mile from the village but like most of rural Devon there are country lanes with passing places

October 2021

We loved our family stay at Berry’s Barn, thank you! It was a great location close to the coast and with a few pubs in town if we wanted to go out, but so we’ll equipped and comfortable that it also made it very easy to cook and eat at home. The games room was a highlight and prompted some healthy competition (between the grown ups) and the kids also loved learning to play pool. The family occasion was Mum and Dads 50th wedding anniversary and they were delighted to be given some chocolates as a present from the hosts. There were also fresh flowers and cheese and biscuits on arrival, which were lovely and very thoughtful touches. All in all a great stay which we would love to repeat. Thank you!

October 2021

Fantastic place to stay

September 2021

We had a fabulous stay, the barn is absolutely beautiful. The games room is fantastic too.

The Games Room is a great addition at Berrys. We are very pleased you enjoyed your stay.

September 2021

we all very much enjoyed our stay, thank you very much

We are very pleased you enjoyed your stay at Berrys Barn.

- The Toad Hall Team

September 2021

When we had a problem with our car Paula and Stuart bent over backwards to help us out which we really appreciated. Lovely to feel such a warm and friendly response from the owners. The barn is absolutely beautifully done out. If I was to offer a tiny bit of feedback I would say that it would be nice to have some better paving or even some artificial grass in the west facing patio at the rear of the barn to give it a bit of a lift. But I don't want to take away from how impressed we were with everything else.

August 2021

Lovely holiday and amazing holiday home I loved the kitchen? The welcome gifts were a lovely touch and the owners very helpful when needed on one occasion

September 2020

All as above, brilliant!

August 2020

Really enjoyed our stay. The property is of a very high standard, couldn’t fault anything

August 2020

Steve and Paula are excellent hosts (they live next door) who we met when we first arrived. They said that they would not contact us during our stay but we should feel free to knock on their front door at any time should we need anything. They even supply their mobile phone numbers in case they are not at home. During our stay Steve interrupted his early morning cuppa when he saw our granddaughters looking for the calves and promptly went and fed them, so that the girls could get up close and stroke them. The welcome wine, cheese and biscuits was appreciated and the flowers on the table a lovely touch.

August 2020

We had a fantastic stay. Paula and Steve were both really friendly and I know if we needed anything we could have asked, but didn't need to because they had thought of everything already!

March 2020

We had a lovely stay

February 2020

Fantastic place, would be nice if there was a OS map of the local area, with multiple walks around amongst farmland wouldn't want to trespass.

April 2018

Yes we enjoyed our stay.It was a good property for a multi generation family holiday as we had enough space for all 7 of us

October 2017

This property is the best equipped holiday home we have ever stayed in. Finished to an extremely high standard it was perfect for our family holiday. The owners are friendly and helpful. There is ample parking for three cars, the two courtyards are dog and child proof, there are fantastic walks from the property and the coast is within a short drive. The games room is home to toys and games as well as table tennis, snooker and table football. There is even an exercise machine! There are also a selection of board games in the house. There is also a large BBQ and comfortable outside furniture. The beds are comfortable, hot water is plentiful and the property has heating controls in the rooms so you are in control of the temperature. My granddaughter loved going to see the 'moo cows' in the farmyard. The welcome pack of cheese, crackers and wine was lovely, even the dogs got their own welcome pack of food and treats. Our mobile phone signal was a bit hit and miss (O2) but the wifi is fast. There is also Netflix available on the tv. The only thing missing was stair gates but the owners bought one for us to use when we asked. All in all a fantastic place to stay.

July 2017

Lovely house and location.

May 2017

Superb Barn - we would return in a heartbeat!

April 2017

A beautiful property, well presented, immaculately clean and welcoming. The cheese and prosecco on arrival was a lovely touch and the treats left for out dog Molly, greatly appreciated! Would benefit from somewhere to hang dressing gowns etc in bedrooms, but this is only a minor thing. Met the owners who were lovely and should be extremely proud of the barn. Overall, a great place to holiday. Thank you.

April 2017

The Barn was one of the best appointed properties we have stayed in and we have stayed in a lot! Loved the location as we enjoyed the lazy walks down the river to Colyton and it is in a beautiful environment. Paula and Steve and Steves Mum were very friendly and left us to it but were on hand if needed. Lovely welcoming pack for the kids and the dog. Games room was great too. A few things to mention: Hand towel and another tea towel for kitchen would be useful. A few shelves on the wall in the games room would be useful to put drinks on. I think in the summer there might be an issue with flies with it being next to cow shed ! A warning about the potential beach dog fine in Lyme Regis from 1 April would be useful in the info. I think it said they were excluded from 1st May but its 1st April. I know now there are signs on the beach that we missed whilst eating pasties and trying to dodge seagulls and the dog warden came along. The dog was on the lead and fine but he gave us a stern warning and nearly charged us £75. It would be helpful to get heads up about the rule and the fine. We are new to dog ownership so not completly familiar with all this stuff yet. Overall , wonderful holiday and in a really lovely, well thought out and comfortable property. Thank you Mrs Rushen

We are delighted you loved the property and enjoyed the nearby river walks at Colyton. We have received fabulous reviews for Berry's Barn and we know some guests have been shown around the farm by the owner, which only has the farm machinery in the yard. I would like to clarify the farm breeds Aberdeen Angus and the cattle are located in fields. They do not come into the yard and therefore there is no issue with flies during the warmer climes. If the children are fascinated with tractors they might catch glimpses of them from time to time. Thank you for highlighting the dog restrictions at Lyme Regis - most helpful for guests staying in April.

- The Toad Hall Team

February 2017

Fantastic 5 star accommodation. Gift pack on arrival was excellent and very welcome. Top quality and would definitely stay there again.

February 2017

We had a wonderful time at Berry's Barn, a stunning property with amazing facilities.

November 2016

It was actually oct 24th fior 4 nights. What a lovely property . Everything was top quality and the kitchen was to die for. Very comfortable beds, plenty of space and very well equipped. Close enough to all the local attractions to visit easily. We enjoyed visits to Sidmouth , Beer and Lyme Regis, and took the Seaton tramway from Colyton station to Seaton and back. Plenty of local eating places but the kitchen is a pleasure to cook in ! We hope to return.
